Jewar Land Price 2026: What Land and Plots Near Noida Airport Cost Today

Land near Jewar Airport costs roughly ₹1,700–₹3,900 per sq yd as raw agricultural land and ₹23,000–₹65,000 per sq yd as plots, depending on approvals and location (October 2026). YEIDA's 2026 scheme rate is ₹36,260 per sq metre, about ₹30,300 per sq yd. Land type and approval status explain most of the spread.

If you've been hunting for plots for sale in Jewar, you've seen the problem: one site says ₹13,500, another says ₹65,000, a third quotes per acre. They're not all wrong. They're just not talking about the same thing. This guide sorts every number by land type, unit and date so you can compare like with like. For what our own plots cost, see the Anugrah Homes price list.

Why do Jewar land price quotes look so different from each other?

Because they're measuring different things. One figure is a government allotment rate per square metre, another is a developer's asking rate per square yard, a third is agricultural land per acre. Add the quote date and the approval status of the land, and a spread of more than 10x stops looking strange.

Here's how that plays out. A seller says "₹40,000" for a 200 sq yd plot. If that's per sq yd, you're looking at ₹80 lakh. If it's per sq m, the same plot (about 167 sq m) comes to roughly ₹66.9 lakh. That's a ₹13 lakh gap from one missing unit, before anyone has mentioned approvals.

So ask three questions every time: per what unit, for what land type, and as of when?

How much does land cost near Jewar Airport by land type?

Expect roughly ₹30,300 per sq yd for YEIDA scheme plots, ₹23,000–₹52,500 for private plotted layouts quoted by developers, and ₹1,700–₹3,900 for agricultural land. Village abadi plots next to the airport are sometimes advertised near ₹65,000. Every figure here is a reported 2026 rate, not a registered sale price.

Land type Reported 2026 rate Approx. per sq yd What to know
YEIDA scheme plots (Sectors 15C, 18, 24A) ₹36,260 per sq m ≈ ₹30,300 Draw-based, with eligibility rules. Plot sizes ran 162–290 sq m.
Private plotted layouts Developer rate cards, about ₹23,000–₹52,500 per sq yd Same Check layout approval and UP RERA status.
Village (abadi) land near the airport Some sales pages ask up to ₹65,000 per sq yd Same Usually no planned layout, so title and approvals need extra checking.
Agricultural land Recent listings, about ₹81 lakh–₹1.9 crore per acre ≈ ₹1,700–₹3,900 Not ready for a house. Land-use change is needed before residential construction.

That last row trips people up. A listing at ₹1 crore per acre sounds like a bargain next to a ₹50,000-per-yard plot, until you do the maths: an acre is 4,840 sq yd, so you're paying about ₹2,070 per yard for land you can't build on yet. (The agricultural range comes from a small sample of listings, so treat it as a rough marker, not a market rate.)

How do I convert sq m, sq yd, bigha and acre?

To convert a per-sq-m rate to per sq yd, divide by 1.196. To go the other way, multiply by 1.196. One acre is 4,840 sq yd. Bigha size changes by region, so never trust a bigha rate until you've confirmed the area in the sale deed or the revenue records.

Unit Equals
1 sq m 1.196 sq yd
1 sq yd 0.836 sq m
1 acre 4,840 sq yd (about 4,047 sq m)
1 bigha Varies by locality. Confirm in the deed.

Worked example: YEIDA's smallest plot in the 2026 scheme was 162 sq m, about 193.7 sq yd. At ₹36,260 per sq m, the base price is ₹58.7 lakh. Divide that by 193.7 and you get roughly ₹30,300 per sq yd, which is the figure we used above.

What is the YEIDA plot rate in 2026, and can anyone apply?

YEIDA's RPS-10/2026 scheme priced 973 residential plots in Sectors 15C, 18 and 24A at ₹36,260 per sq m. Applicants had to be 18 or older, could apply for one plot, and couldn't hold an earlier YEIDA residential allotment. Applications ran from April 6 to May 6, with the draw scheduled for June 18, 2026.

Applying meant a ₹600 form fee plus 10 per cent of the plot value as booking money. Since it's a computerised draw, a lower rate comes with a catch: you might not win.

What's next? Reports point to two new schemes in Sector 5A, one for 40 sq m low-income-group plots and one for general-category plots of 162–300 sq m, expected around Navratri in October 2026. Nothing there is final until YEIDA publishes it, so watch the official YEIDA website rather than a broker's WhatsApp forward. Our post on YEIDA plots near Jewar Airport covers eligibility and the application steps in more detail.

Did land prices jump after Noida International Airport opened?

No official before-and-after price index exists, so treat any exact percentage as a sales pitch. What did change is real: scheduled flights began on June 15, 2026, and first-phase capacity is 12 million passengers a year. International flights are expected by the end of 2026.

The airport is run by Yamuna International Airport Pvt Ltd, a Zurich Airport International subsidiary, and the Noida International Airport site lists the operating details. Official projections put capacity at 30 million passengers by 2031, 50 million by 2036 and 70 million by 2040.

You'll also see forecasts of another 20–30% growth along the Yamuna Expressway. Nobody can promise that. What you can say is that demand now rests on a working airport instead of a construction site, which changes who's buying: end users and renters, not just speculators. Our posts on Yamuna Expressway property price trends and the Jewar airport investment ROI guide go further into the growth drivers.

How does distance from the airport change the price?

Plots closer to the airport boundary generally cost more, because rental and resale demand concentrate there. Anugrah Homes in Jattari, on the Aligarh–Palwal Road, sits about 18 km from the airport, roughly 25–30 minutes via the Yamuna Expressway. Our base rate is ₹52,500 per sq yd for 100, 200 and 300 sq yd plots.

Put that next to YEIDA's ₹30,300 per sq yd and the gap looks big. It's worth understanding why. YEIDA's rate is a base allotment price you can only get through a draw, with eligibility limits and its own charges. An open-market plot has no draw and no cap on who can buy, so you can book when you're ready. Compare total cost, approvals, location and what's included, not just the headline rate.

If you want to see how the numbers work for a specific size, the layout and price page show plot sizes and the payment plans side by side. And our Why Jewar page explains the corridor's connectivity.

Is land near Jewar Airport cheaper than in Greater Noida?

Often yes, but ask for comparables instead of trusting a percentage. Broker blogs claim Jewar runs 30–50% below Greater Noida, and we haven't found a sourced dataset behind that. Ask any seller for two recent registered sale deeds nearby, then compare the per sq yd rates yourself.

What should I check before paying for a plot near Jewar Airport?

Check six things before paying a rupee: the layout approval, the UP RERA registration, the land record, airport clearance rules, the registered title, and how the money moves. If a seller hesitates on any one of them, walk away.

  1. Layout approval. Ask for the approval letter and confirm which authority issued it, such as YEIDA or the local nagar panchayat. Our post on authority-approved plots near Jewar Airport explains what each approval protects.
  2. UP RERA registration. Search the project on the UP RERA portal and match the registration number and approved plan. Don't accept a screenshot. Our guide to approved residential plots near Jewar Airport shows what to look for.
  3. Land record. Pull the khatauni extract from UP Bhulekh and check that the owner's name and the area match what you're being sold.
  4. Airport clearance rules. Building near an airport needs Airports Authority of India clearance. Published radius figures differ between sources (you'll see both 10 km and 20 km), so ask YEIDA or the seller for the current rule and the NOC status for your plot.
  5. Title and registry. Look for a clean registered deed, no dispute and no pending acquisition notice on the parcel.
  6. Payment. Pay by bank transfer to the developer's registered account. Never cash.

This isn't paranoia. Legal advisers and the authorities have warned about forged registry papers, plots sold more than once, and "airport-facing" plots that sit nowhere near an approved zone. A free site visit lets you check the ground against the paperwork before you commit.

What does a plot really cost once you add charges?

The headline rate is the base selling price. On top come stamp duty and registration at the sub-registrar, plus development charges (EDC/IDC/PLC) where they apply. For a 200 sq yd plot at ₹52,500, the base price is ₹1.05 crore before those add-ons.

Our plans spread the base price over time: 25% at booking, then the balance across 15 days to 90 days depending on the plan, with development charges due with the final instalment. Stamp duty and registration rates change, so confirm the current figures with the sub-registrar office before you budget. The full breakup is on our price page.

Is buying land near Jewar Airport a good investment?

It can be over a long holding period, if the title is clean and you don't need the money back quickly. Airport-led demand is real, but price growth isn't guaranteed and resale isn't instant. Buy with a multi-year view, or don't buy on hype alone.

Who should skip it? Anyone planning to flip within a year, anyone stretching to afford the down payment, and anyone tempted by a price that's far below every other quote. A deep discount usually means a missing approval or a title problem, not a lucky find. If you're weighing options, compare residential plots near Jewar Airport against what the corridor offers for commercial and industrial use before deciding.

FAQ

What is the price of a 100 sq yd plot near Jewar Airport?

At Anugrah Homes it's ₹52.5 lakh base selling price (₹52,500 × 100). Developer rate cards elsewhere in the corridor range from roughly ₹23,000 to ₹37,000 per sq yd, so about ₹23–37 lakh before charges, and the approvals behind each one differ.

Is a YEIDA plot cheaper than a private plot?

Per yard, the 2026 YEIDA base rate (about ₹30,300) is lower than our rate and several other private rate cards, though some private layouts quote less. But you need to win a draw and meet eligibility rules, so it isn't available on demand.

Can I buy agricultural land near the airport and build a house?

Not straight away. Agricultural land needs a change of land use before residential construction, so confirm the land-use status with the authority and the revenue records before paying.

When is the next YEIDA plot scheme?

Reports point to Sector 5A schemes around Navratri in October 2026, but the final dates and inventory depend on YEIDA's announcement. Check the official YEIDA website.

How far is Anugrah Homes from Jewar Airport?

About 18 km from Jattari, roughly 25–30 minutes by road via the Yamuna Expressway in normal traffic. Check a live map for the day-of route.
